The boat is already in the water when you wake up. That's the whole difference.
The house sits at the mouth of a Bayville lagoon, which is the position you want: protected water to tie up in, and no long no-wake crawl before you're in open Barnegat Bay. The bulkhead runs the length of the property, with the main dock, a boat lift, and a floating dock where the kayaks and paddleboards live.

No boat? Plenty of guests rent one for a day or two. Rental fleets, charter captains, bait, ice and fuel are all minutes away in Bayville, Toms River and Forked River.
Kayaks and boards stay on the dock
They come with the house. A lagoon at seven in the morning is a mirror, and it's a dead end — no wakes, no traffic, and shallow enough that a nervous ten-year-old can learn on it while you drink coffee thirty feet away.
For a longer paddle, the bulkheaded lagoons connect and the open bay is right there when the wind is down.
What's out there
The sandbar anchorage on the bay side of Island Beach where boats raft up in waist-deep water all summer. The most Jersey Shore afternoon there is.
Drift the channel edges for summer flounder; stripers push through spring and fall. Check the current NJ size and bag limits before you keep anything.
A trap, a chicken leg and ten minutes. Cheapest entertainment of the week and the kids will not stop.
Run south past Island Beach toward Barnegat Light. Watch the tide and the markers — the bay is shallow and honest about it.
Bringing your own boat
- Send length, beam and dry weight so the lift can be confirmed.
- Bring extra dock lines and fenders. More than came with the boat.
- Have registration and insurance in the boat.
- Load a chart app. Barnegat Bay is shallow outside the channel and the markers matter.
- Life jackets that fit every child in the group, plus the required adult vests and a throwable.
- Spare drain plug. Every boat owner reading this just nodded.
