How pricing works

Three numbers, no surprises

Summer nightly

In season, the calendar shows the rate on every open night — weeknights and weekends are priced differently. Three-night minimum. Cleaning and tax are added once, not per night, and you see the total before you send anything.

Off-season

Outside the summer season the house goes weekly, monthly or long-term. Those stays are priced case by case — pick the dates and send the request, and you'll get a number the same day.

Deposit

Sending a request costs nothing and holds nothing. Once the dates are confirmed, a 50% deposit holds them and the balance is due 30 days before arrival.

Policies

  • Check in 4pm, check out 10am. Earlier or later is sometimes possible — ask.
  • Fourteen guests maximum, including children.
  • Three-night minimum during the summer nightly season.
  • No pets. No exceptions, including well-behaved ones.
  • No parties or events. The house is rented to families and groups staying in it.
  • No smoking indoors.
  • Bringing a boat? Send length, beam and weight ahead so the lift can be confirmed.
  • Cancellations are handled directly — talk to me as early as you can and we'll work it out.

Before you book

How many people does the house sleep?

Fourteen. There are six bedrooms and five and a half bathrooms across roughly 3,769 square feet, so three families can share the house without living on top of each other.

Is the dock private, and can I bring my own boat?

Yes. The dock and boat lift are yours for the length of the stay, with deep water off the bulkhead and a short run into open Barnegat Bay. Send your boat's length and beam before you arrive so the lift can be confirmed.

Is the house on the ocean?

No — it's on Barnegat Bay, on the mainland side. There is no sand beach at the house; it sits on a bulkhead over the water. Ocean beaches at Seaside Park and Island Beach State Park are about 20 to 30 minutes away by car.

What is the minimum stay?

Three nights during the summer nightly season. Outside that season the house is rented weekly, monthly or long-term, priced case by case.

Do kayaks and paddleboards come with the house?

Yes. They stay on the floating dock and are included in the stay.

Is there a hot tub, Wi-Fi and a grill?

Yes to all three. There's a hot tub on the waterside deck, Wi-Fi and TVs throughout the house, and a gas grill by the outdoor dining table.

Are pets allowed?

No pets, and no parties or events. The house is rented to families and groups staying together.

What are check-in and check-out times?

Check in at 4pm, check out at 10am.

How far is it from New York or Philadelphia?

About 90 minutes from New York City and a little over an hour from Philadelphia, off the Garden State Parkway in Bayville, Ocean County.
